House Rules & Policies

We want every guest to have an exceptional stay at Casa Colibrí. These rules help us maintain the property and ensure a comfortable experience for everyone. By completing a booking you agree to these terms.

Check-in & Check-out

  • Check-in: 4:00 PM
  • Check-out: 10:00 AM
  • Exact address and access instructions are provided after booking is confirmed.

Occupancy

  • Maximum occupancy: 4 guests.
  • Only registered guests may stay overnight.
  • Minimum stay: 3 nights (longer minimums may apply during holidays and peak season).

House Rules

  • No smoking or vaping anywhere on the property, including the patio and grounds. A cleaning fee of $300 will be charged for violations.
  • No pets.
  • No parties or events. The property is in a quiet residential community. Please respect the neighbors.
  • Quiet hours: 10:00 PM – 8:00 AM. Please keep outdoor noise to a minimum during these hours.
  • Treat the home with care as if it were your own. Report any damage immediately to Scott.
  • Do not rearrange or remove furniture, artwork, or décor items.
  • The wood-burning fireplace may be used according to the instructions provided in the welcome email. Do not leave fires unattended.
  • Please conserve water — Santa Fe is a high desert environment.

Cancellation Policy

  • More than 30 days before check-in: Full refund of amounts paid.
  • 14–30 days before check-in: 50% refund of the total booking amount.
  • Less than 14 days before check-in: No refund.
  • Cancellations must be made in writing by email to casacolibrisantafe@gmail.com.
  • Bookings made through Airbnb or VRBO are subject to the platform's cancellation policy for this listing.

Damage & Security Deposit

  • Guests are responsible for any damage beyond normal wear and tear.
  • Please report any accidental damage to Scott as soon as it occurs. We appreciate honesty and handle these situations fairly.
  • A security deposit or damage waiver may be required for direct bookings. Details will be confirmed at time of booking.

Taxes

Short-term rentals in Santa Fe, New Mexico are subject to New Mexico Gross Receipts Tax and Santa Fe City/County Lodgers' Tax. Applicable taxes are included in or added to the total rate at checkout. If booking directly, taxes will be itemized in your booking confirmation.

Liability

Guests use the property and its amenities (including the community pool) at their own risk. The host is not liable for accidents, injuries, or loss of personal belongings during your stay.

Guests are responsible for ensuring that all members of their party comply with these house rules.
